Bardan Property Group is a Sussex-based property development company that transforms vacant and derelict industrial and commercial properties into appealing, well-designed residential spaces.

Our Story

The idea for Bardan took shape during a business crossroads. After growing and selling one of South Africa’s largest bespoke leadership consultancies, Danny and Barbara relocated to the UK in 2021, ready for a new challenge.

We wanted to balance commercial success with long-term contribution, and to be able to apply the skills we’d spent over a decade honing with leaders and teams in complex, fast-moving environments. Property offered that opportunity.

What began as a personal pivot has grown into a business with purpose. Our mission now is to create high-quality homes from existing unloved buildings, while solving real market housing challenges, and to do it with care, creativity, and commercial clarity.

What We Do

We see opportunity where others see decay. Across the Southeast of England, tired office blocks stand empty and high-street bank branches and post offices are boarded up. Warehouses and showrooms lie vacant as shopping habits move online.

We take these neglected spaces, usually in prime locations near town centres and key transport links and give them a second life. By repurposing embedded materials and infrastructure, we recycle rather than rebuild, transforming eyesores into attractive, modern apartment blocks.

Our developments are designed with young professionals in mind: first-time buyers eager for stylish, well-appointed homes with excellent road and rail connections. Their proximity to town centres helps breathe new life into local high streets and businesses.

We also acquire old, tired blocks of flats, refurbishing them and splitting the title to create individual modern units with a share of the freehold.

We evaluate every opportunity through a structured deep due diligence process, factoring in local demand, resale values, build scope, risk profile, and contingency planning.

Our preference is to sell these properties once work is complete, delivering customised returns for our private investor loans and reinvesting our profits into the next projects. However, we always plan flexibly and are ready to refinance and hold if appropriate.

In addition to our projects, we source and develop these types of properties for investors who wish to retain the assets in their own portfolios.
