What type of projects does Bardan Property Group typically consider?

We focus on commercial or industrial properties with a use class E (including the 'old' use classes A1, A2, A3, B1, D1, D2), and in some cases B2 and B8, where there's potential to change to class E. Ideal properties are between 250 and 800 square metres, with vacant possession or short tenancies preferred.

We also consider blocks of between 4 and 12 flats on a single freehold title, in any condition.

We prioritise properties in Sussex and the South East, ideally located below the M25.

What sort of properties do you develop?

We specialise in a range of commercial property types including:

- High street, off-high street, and local commercial buildings such as:
Offices and commercial services
Retail shops, hairdressers, travel agencies, dry cleaners, etc.
Coffee shops and restaurants (excluding solely takeaways)
Clinics, health centres, nurseries, and day centres
Gyms and indoor recreation centres
Post offices, banks, and building societies

- Light industrial buildings (e.g., workshops and warehouses)
provided they’re near residential areas and well-connected by train or road.

- Existing blocks of flats on a single freehold title, with or without further development potential.

Do you work with estate agents?

Absolutely. Estate agents are a key part of our sourcing strategy. In addition to the standard commission earned from sellers, we also compensate agents for bringing suitable off-market opportunities to us - this applies to both commercial agents introducing commercial or industrial buildings, and residential agents presenting blocks of flats.

We also collaborate with local residential estate agents during the design and planning stages of our developments to ensure they align with local demographics and market demand, as well as to sell the homes once we are ready to bring them to market.

How long has Bardan Property Group been around?

Together, we combine visionary and strategic energy with seasoned delivery expertise.

What is your typical project timeline?

The average timeline from purchase to resale is 12 to 24 months.
Some smaller refurbishments may take as little as 6 months, while more complex developments could take up to 36 months.

Do you fund projects yourself?

We typically use a combination of our own funds and capital from one of the private investors on our panel to acquire properties. Development work is usually financed through specialist lenders, though some private investors may choose to fund this stage as well.

How do you work with private investors?

We work with a small, carefully selected group of investors and always operate in compliance with FCA regulations. We welcome conversations with interested individuals who share our values and long-term vision.
