Our Strategies
We specialise in two high-potential strategies:
- Converting vacant and derelict commercial or industrial buildings into modern, energy-efficient blocks of flats. Flats are usually sold on separate titles, each with a share of the freehold.
- Refurbishing existing tired blocks of flats held on a single title. Selling them each with a share of the freehold title to increase the Gross Development Value.
Both approaches allow us to operate with agility, deliver well-defined exit strategies, and structure projects to return investor capital with interest within specified periods.
How It Works
Each acquisition is typically funded by a single investor.
We do not pool funds or crowdfund.
1. Initial Conversation
We explore your goals, preferences, and risk appetite, and answer any questions. If there’s alignment between your goals and values and ours, we agree to move forward. If not, we stay in touch but pause the process.
2. Agreement in Principle
We confirm the available capital, notice period, and general lending terms. This also includes completing any relevant FCA documentation. If funds are sourced internationally, our accountant will guide the necessary anti-money laundering process. Completing this in advance enables us to act swiftly when the right opportunity arises.
3. Project Match
You will be offered opportunities that align with your agreed parameters. We’ll discuss the specific terms and security for the project, and you decide whether to proceed.
4. Secure Loan Agreement
If you proceed, our solicitor will issue a draft loan agreement for review with a property specialist solicitor of your choice.
5. Project Execution
We oversee the full lifecycle, from acquisition through to sale, providing agreed updates on progress and financials throughout.
6. Fixed-Term Return
Your capital and interest are repaid as contracted, before any developer profit is taken.
